Christmas thanks
During the holiday's, as hectic as they can be, you can't help but to reflect and be grateful. Every day on my morning walk I am reminded of that. The list is long. As a 30A Realtor, it is certainly a privilege to live here because selling real estate here is fulfilling on a number of levels. Most importantly, beach houses whether they will be used as a primary residence or vacation home, almost certainly will be enjoyed and well-used. A house at the beach is bound to have it's share of family memories and happy reunions. I appreciate the opportunity to facilitate that in some small way when I sell a home here.

Real Estate along 30A up 30%
The real estate sales in our area, 32459 zip code have gone up a little over 20% so far this year. That makes us feel pretty good. Oh, and it is October and I am happy to be right here right now. There isn't anywhere nicer than South Walton County on the Panhandle of Northwest Florida in October.

July statistics 30A year to date
As a Realtor, I'm starting to find it hard to talk about the market without what I say sounding cliche so I have become a big fan of charts. If you want to buy or sell along 30A these stats indicate things are looking good. The first six months of 2013 looked good and the stats for July continue that trend.

30A Real Estate Market - Summer 2013
As
most of you are aware our South Walton 30A real estate market is much stronger than it has
been in years, with volume and prices up.
Our
market being a resort vacation resort market has proven the old adage that resorts
are one of the first markets to go down in a recession and one the first to
come back. After a crazy upswing, it was clear we were in trouble by 2006. We started to see the beginning
recovery by the end of 2010. Markets
often act like a pendulum, they go too high in boom times when speculation is
rife, and they go too low in down times, when every one is scared. We are
coming off the bad times and the pendulum is moving back towards the
equilibrium. Bank owned and short sale inventory is slowing up, but I still see them being a factor in the market for the near future. There are still bargains to be found.
In any event, if you want to buy property at the beach or sell property at the beach, this is a great time to do so. After the summer season things slow down on 30A and the rentals are more available to get into so people start looking hard. Call me 850-368-8326. 30A real estate - momentum continues

The
beach looks great, the summer folks are here, the weather is heating up and the
4th of July is right around the corner!
South Walton 30A Real
estate momentum continues in a positive direction with a steady,
consistent pace. Inventory #'s are down; prices are continuing to
increase; the number of available foreclosures and short sale properties seems
to be trending downward. The market segment here that seems to be getting a lot
of attention from buyers are homesites.
Between
May 10 - June 10, WaterColor had 17 home sales ranging in price from $571,475
to $2,075,000; Rosemary Beach had 4 home sales between $825,000 to $1,480,000;
and Seaside had two sales at $1,712,500 & $3,500,000. There were 51
lots (south of the Bay) that sold during the month with another 98 lots
currently under contract.
